Construct’s early involvement prior to construction can greatly minimize costly surprises and you to ask “what-if” questions about budgeting, scheduling, materials and design options. Our knowledge of materials and construction costs, structural alternatives and mechanical and electrical systems can significantly impact the quality, cost and timing of construction.

Our team leverages its expertise in construction to advise designers on optimal materials, layout and other building solutions unique to each project. REFURBISH | MAINTAIN

Construct offer a complete maintenance solution to ensure longevity of your asset. Maintaining a property is a crucial part of commercial property management and ownership.

We manage our commercial maintenance projects with a partnering approach to provide a ‘hassle free’ client experience. We will work with you to investigate, review and provide feedback on the best property maintenance solution. The property maintenance work is undertaken by our experienced maintenance staff.

Refurbishment of Resorts and Commercial buildings

Construct works with clients to take them through the design, pricing and delivery of high quality and innovative modernisation of resort refurbishments, commercial, retail and industrial buildings, ensuring clients get the best value for their spend. We can offer a DESIGN | BUILD | FURNISH turn-key operation using our specialists or your experts.

Planned Preventative Maintenance

Construct provides a building specific, cost effective and efficient planned preventative maintenance inspection and report regime, which will detail the on-going maintenance obligations for your commercial properties. The regime can be tailor made to suit the client’s requirements and will generally consist of regular property inspections at intervals ranging from 3, 6, 9 or 12 monthly.

Maintenance of Resorts, Commercial and Industrial buildings

Provision and coordination of responsive and planned maintenance for buildings. Construct act as a single point of contact for delivery of maintenance works, including coordination and management of any sub trades required.

Our Partners wide range of projects and methods of procurement, working in with the client and often their consultant interior design team to formulate the best method to deliver the project.

The complete commercial interiors fit out package offered ranges from simple trade packages like joinery, floor coverings and decoration to full ‘turn-key’ resort packages including everything from design through construction down to the loose furniture, crockery and appliances.

Furniture serves a number of purposes in realising the vision of the final design. It needs to reflect that vision, as well as the function, form and comfort that our clients require. Working with our expert partners we collaborate the furniture, fixtures & equipment from manufacturers around the world to obtain the finest quality products for your home. Our partners specify pieces that are not only functional and impactful but also flexible enough to meet the needs that it is intended for.

RESIDENTIAL BUILDING PROCESS

THE FIVE STEP BUILDING PROCESS

Initial process and concept design

We visit your land with our Building Consultant to discuss and document your ideas, requirements, house plans and budgets. Design and briefing meetings are held with the architectural designer to develop your brief and a concept design will be produced. Once you are happy with concept design we move into developed design where a cost estimate is prepared, presented for approval.

Acceptance of estimate and plan preparation

On acceptance of the estimate, your house plans will be prepared into working drawings. Your selections are documented in the addendum and your working drawings are prepared, presented and finalised.

Colour selection/finishes

You will work with interior designers to select the colours, finishes and layouts for your house, while your plans are being drawn up by the Architect. Kitchen designers, landscape designers and colour consultants are available to assist and guide you with your specific requirements. Once working drawings are completed and coordinated, a Fixed Price Contract is prepared and presented to you for approval. Once you are satisfied, the contract documents, including the building contract, working drawings, specification and guarantee documentation are signed. We coordinate all documentation and will prepare and lodge with Council the building consent application, including resource consent if required.

Construction and project management

Construction of your new home will commence soon after Council consented plans are received; at which stage a build start date is determined and an indicative timeline presented. Regular site meetings will be held with you and the Project Manager. Progress payments will be required as outlined in your build contract.

Completion

On completion, your new home will be professionally cleaned, a thorough quality check will be done, and the final Council inspection will be arranged. At this point you will be invited to come and inspect your new home with the Project Manager. Once all parties are satisfied, we will meet you at your home to present you with the keys along with an information pack about the house and product warranties. A Construct representative will explain the maintenance period.
